Considering purchasing a property from a seller who posted their lot on Guidelot?

PROCESS TO BUY PROPERTY FROM A SELLER POSTING ON GUIDELOT:

  1. We are community posting platform. Please research your considered property! 
  2. Review and choose a lot from the list or map of available lots for sale. 
  3. Do your research  – make sure the property is right for you. Lot sellers give you all the information they have in the listing for each property, but you may want to know more. Visit the property to get a feel for the area. Call the county planning and zoning department to inquire about zoning or land use issues, depending on what you’d like to use the lot for. Research utilities, septic, well drilling, permit costs and easements. Order a title report if you’d like to dig deeper.
  4. Purchase the property direct from seller (land transactions are not completed on Guidelot). 
  5. The lot seller will send you deed recording instructions.
  6. Enjoy your property!
  7. If you would like to purchase title insurance or close through an escrow company, email the lot seller for details.

PROCESS TO BUY PROPERTY WITH A SELLER USING OWNER FINANCING PROGRAM:

  1. Do your research – make sure the property is right for you. Lot sellers on Guidelot will give you the information they have in the listing for each property, but you may want to know more. Visit the property to get a feel for the area. Call the county planning department to inquire about zoning or land use issues, depending on what you’d like to use the land for. Research utilities, septic, well drilling, permit costs and easements. Order a title report if you’d like to dig deeper.
  2. Purchase the property direct from the lot seller (land transactions are not completed on Guidelot). 
  3. The lot seller will create a contract for deed and send that to you. You will then sign and notarize the contract for deed (usually free where you bank).
  4. Once the final payment has been made on the property your lot seller will send you the Deed vesting the property. Your lot seller will send the notarized deed to you with recording instructions (you send it into the county with a check for the recording fee) and that’s it the property will be officially yours.

Step 1: Sign Agreement

Buyer and seller sign legal agreement through online document processing service, PandaDoc. Processing of property is initiated.

Step 2: Send Payment

Buyer submits funds to payment processor service, Stripe, for holding until property deed transfer is executed. *Landlot LLC also processes checks by mail.

Step 3: Receive Deed

Buyer receives email confirmation deed has been transferred. Buyer receives hard copy deed by mail. Buyer receives confirmation from county recorder where property is located upon completion of deed transference.
